In addition to a lot of people coming to Catskill Terraces this weekend (we’ll post a recap next week!) we’ve had a lot of construction progress at Fermata. To look back at starting construction visit What Goes into Starting Construction: Fermata Update. We briefly shared the stem walls prepped for pouring in our Construction Update May: Catskill Terraces.
A few weeks ago we all met on site with the contractors and the Studio MM architect team. We checked in on the construction and made sure everyone was on the same page for the next steps moving forward. Thanks to Kim Kiniry, Brian Murphy and Travis Granoto for meeting us onsite to walk through all of tighter spots in the project. It was great to be able to troubleshoot tricky areas ahead of time so that we can make sure plumbing and electrical systems all get where they need to go!
During our May offsite, we had a chance to see the foundation perimeter drains being installed. This is part of the work that Kiniry Excavating does on all of our projects – and on a rocky site with lots of grading work, it’s critical to have an expert on hand to make sure that everything drains properly.
Once Kiniry was done with the first round of backfill, Murphy came back onsite to lay out all of the sub-slab plumbing. The Studio MM team was on-hand to answer any remaining questions – we’re moving fast! Travis and his team made sure to install the floor outlets in the main living room area, and Kiniry returned to finish up backfilling the interiro of the foundation.
Once the foundation had been backfilled, Precision Concrete came back out onsite to work on slab prep. Foam has been laid down, the vapor barrier is installed and wire mesh has been prepped! All of this means that Murphy can come back and install the radiant system before Precision pours the concrete slab. The back-and-forth on everything that has to happen before we can start framing is always amazing to see – and with the team that we have on this project, we couldn’t be more thankful for how it’s been going. We’re looking forward to sharing more soon – and to the start of framing!
