We still have a few properties available at Catskill Terraces, including the very upper lot of the entire development. This site, also known as Lot 7, features spectacular 180 degree views of the Hudson Valley towards the east.

It also showcases some beautiful views of the Kaaterskill Wild Forest, which rises up on the western side of the side.

One of the most amazing aspects of this particular lot is how much the views change from season to season. From the fall….


To the winter!

With all of these incredible site conditions and views in mind, our architectural team at Studio MM has been working on developing a home design for this site. We’re aiming to start construction on the project later this summer, with the home available for purchase after completion in 2026.
We’re calling this project CT7 – it felt only right to pay homage to the stunning site!
The Home
One of the goals of the project is to take advantage of the incredible views, while designing for privacy from adjacent properties and for screening from the hot summer sun.

The team has been working on sun studies and site analysis to figure out the best approach for the design.

The result of the analysis was a design that prioritizes privacy to either side of the house – the north and south – while creating a strong central axis through the middle of the project. That axis becomes the entryway.
The home is approximately 2700 SF, and includes four bedrooms, two of which could be used as the main bedroom – one on the first floor, one on the second. The remaining bedrooms share a bathroom and are ideal for kids or guests. The guest bedrooms are located in a private area of the home on the second floor. The home also features a flexible office space on the second floor, a pantry and a mudroom.
Volumetrically, the house is divided into two halves by the entryway space. Two decks are located on the view facing side of the house, creating distinct spaces for outdoor entertaining and quiet reflection.


In considering windows, the team has been carefully assessing how best to provide glimpses of the western ridge while focusing on the expansive Hudson Valley view. Views on the lower level are focused towards the east, while the second floor main bedroom suite expands views to provide glimpses further north and south.

As a result, the current design has a simple, understated approach to the home. The entryway is given prominence, with an overhanging roof and double-height glass, allowing lots of light and impressive views out towards the Hudson Valley.

The view side of the home features more abundant windows, allowing for the more expansive views. The living room includes a four panel sliding door, with a wrap-around deck that connects back to a covered outdoor dining area adjacent to the dining room.
The lower level main bedroom has its own deck space, while the second floor bedroom has larger windows to allow for a more panoramic view of the valley.
The team is still in the early stages of designing the project, but we are very excited to see it moving ahead and in progress! We’re looking forward to sharing more details and updates in the coming months, especially once we start construction!
